Managing a residential London portfolio during lock down has raised a whole set of new challenges, using technology during this period has definitely made a big difference, particularly for new tenancies.
Working with our partnered local letting agent and adapting certain processes, we’ve managed to let many properties to tenants over the last few months and we’ve been able to ensure this is done efficiently and safely. Virtual viewings have been possible with outgoing tenants videoing the property themselves prior to departure, as well as letting agents. Contactless check ins/check outs can be carried out with keys being left in secure places for both parties to collect. Professional cleaning has been adapted to make sure all properties are cleaned to current standards and guidelines.
Our HMO occupants have been spending more time with their housemates and consequently the household dynamics may have changed. Homes are ‘our’ space, where we eat, sleep, work and now try to relax safely. To ensure these properties are maintained to a high standard we have kept up all critical maintenance, repair work and refurbishment of vacant properties, making sure all current health and safety standards are followed.
Managing a residential portfolio certainly requires a more flexible approach with unique solutions. We have been working closely with our clients and tenants to provide solutions that recognise the impacts of the lockdown, and which are fair to both parties. It has been a challenging time, but we have been able to adapt quickly, focus on regular communication, and use technology to improve service delivery.
